Since 1981, this innovative vision oriented company has been in the forefront of the green and sustainability movement. Its Founder worked with the first pioneers of the Integrated Pest Management program at UC Berkeley and built the first living wall art piece in the state. Services include landscape consultation, design, installation, project management, maintenance and water conservation for commercial, municipal and residential properties in the San Francisco Bay Area. Clients include Landscape Architects, Property Management Companies, Home Owner Associations, Property Owners and Municipal Agencies.

Sharon Korotkin, President

Founder and President, Sharon Korotkin, ASLA, has been a horticulturist for over 30 years, bringing years of valuable research and fieldwork to all Korotkin Associates projects along with a focus on water conservation systems, with particular emphasis on native species, drought tolerant plants and water efficient landscapes.

Sharon holds a BS Degree from the Department of Agriculture, University of California, Berkeley, in Conservation of Natural Resources, specializing in ecology, botany, soil science and plant nutrition. She was employed at the UC Botanical Garden in Berkeley, and at Blake Estates, UC project grounds for the Department of Landscape Architecture. She extended her studies to include design and ornamental horticulture in the landscape program at Merritt College in Oakland.

Jordan Caspari, Principal

Jordan brings more than twenty years of experience managing real estate and outdoor environments throughout the Bay Area. His background spans property, asset, and construction management across more than 1.5 million square feet of commercial space — serving both government clients, including the State of California, and private tenants.

Over that time he has led more than $5 million in exterior capital improvements — encompassing landscape, irrigation, hardscape, lighting, and public-facing amenities — with direct responsibility for budgeting, compliance, safety, and long-term stewardship of each asset.

Jordan has designed and managed landscaping at scale, including a 20-acre corporate campus in Milpitas. His approach is hands-on and you’ll find him in the field with our crews, walking sites, meeting with supervisors, and building the systems and reporting that allow Korotkin Associates to move fast without losing accountability.

He leads Korotkin Associates with a simple conviction — that commercial property owners deserve a landscape partner who thinks like an owner. That means treating every site as an asset, every dollar as an investment, and every client relationship as a long-term commitment.

Matt Pearlman, Field Supervisor

Matt has been with Korotkin Associates since 2018 and is the backbone of our field operations. He leads day-to-day crew supervision, site quality, and the technical irrigation work that keeps our portfolio running at a high standard.

His technical range is unusually broad. Matt performs irrigation diagnostics, repair, and system checks across our full commercial portfolio, and manages our SFPUC bioswale maintenance contracts under OSHA compliance standards. On the plant science side, he holds academic training in agroecology from UC Santa Cruz, permaculture from Merritt College, and ornamental horticulture from City College of San Francisco — a combination that shows up in how he reads a site and solves problems in the field.

In 2019, Matt led our team at Fillmore Heritage Center to the California Landscape Contractors Association Excelsior Trophy — one of the industry’s top field recognition awards. He is the primary point of contact between our crews and our clients, and the standard-setter for how we show up on every job.

Julia Beitel, Director of Field Operations

Julia has been with Korotkin Associates since 2017 and brings together project coordination, field oversight, and a deep technical foundation in sustainable landscape management. She holds a BA in Environmental Studies from San Francisco State University and a Landscape and Nursery Trades Certificate, and has been working in the field since 1999.

Julia manages project scheduling, quality control, and site safety, and serves as the Site Safety Representative and Supervisor for our SFPUC bioswale maintenance task orders. She has a particularly strong background in irrigation installation and repair, native and sustainable plant materials, and the kind of on-the-ground problem solving that keeps complex maintenance programs on track.

She is also OSHA 30-Hour certified in Construction Safety and Health — a credential that reflects the standard we hold across every public works site we manage.

Sylvia Colucci, Director of Administration

Sylvia leads Korotkin Associates’ back-office operations, overseeing human resources, compliance, and client support. She brings organizational leadership and a genuine appreciation for horticulture and community stewardship — values that are woven into how we run the business day to day.

Sylvia and Jordan raised their three children in the Presidio, where they lived for fifteen years and built deep roots in the Bay Area. That connection to place — to parks, open space, and the communities that depend on them — shapes how Korotkin Associates approaches every property we care for.

Both Sylvia and Jordan served at the board level with the Presidio YMCA, including their involvement in the stewardship of Point Bonita. That experience — caring for a landmark natural environment through community partnership — is part of what brought them to this work.
